Navi Mumbai News: NMMC Declares 501 Buildings Dangerous For 2025–26, Orders Immediate Evacuation Of 51 Structures

The Navi Mumbai Municipal Corporation (NMMC) has officially declared 501 buildings across the city limits as dangerous for occupancy for the year 2025–2026, following a ward-wise structural survey conducted under Section 264 of the Maharashtra Municipal Corporation Act.

Navi Mumbai: The Navi Mumbai Municipal Corporation (NMMC) has officially declared 501 buildings across the city limits as dangerous for occupancy for the year 2025–2026, following a ward-wise structural survey conducted under Section 264 of the Maharashtra Municipal Corporation Act.

Of these, 51 buildings fall under the ‘C-1’ category, which are classified as extremely dangerous, unfit for habitation, and must be vacated and demolished immediately. Meanwhile 104 buildings are listed under ‘C-2A’, which require evacuation followed by structural repairs. Another 297 buildings fall under ‘C-2B’, indicating the need for repairs without evacuation, while 49 buildings are categorised under ‘C-3’, requiring only minor repairs.

Written notices have already been served to owners and occupants of the listed buildings, clearly stating that continued residential or commercial use poses serious threats to life and property. Power and water supply to C-1 buildings will be disconnected, as per the government circular dated November 5, 2015, from the Maharashtra Urban Development Department.

The civic body has warned that any incident involving loss of life or property due to the collapse of these buildings will hold the owners or occupants solely responsible. NMMC has explicitly stated that it will not be liable for any damages resulting from non-compliance.

“Residents of C-1 structures have been urged to vacate immediately, while those in C-2A, C-2B, and C-3 buildings are advised to undertake the necessary repair work without delay to avoid risk during the monsoon,” a NMMC officer said.

As the monsoon season progresses, NMMC has appealed to the public to avoid using or residing in these declared dangerous buildings, stressing that any avoidable accidents will be the responsibility of those who ignore these safety notices.

Of the C-1 category, the buildings in Nerul which still have people residing are some buildings from Shri Ganesh CHS at sector 28, Pancharatna CHS at sector 16, Panchasheel Apartment Owners Association at sector 1A, Swagat CHS at sector 24, Silent Valley Apartment Owners Association, sector 11, Cosmopolitan society at sector 17, Shivneri CHS at sector 3 and staff quarters of ESIC Hospital at sector 5. Omkar CHS, Maharashtra Cooperative CHS, Happy Home CHS, Pragati CHS, Vasant Vihar CHS, Preeti Sangam CHS, Vaibhav Cooperative CHS and Chintamani CHS at sector 26.

In Vashi, the buildings include Jay Maharahstra CHS., Suvarnasagar association and little flower CHS at sector 9. Noor CHS at sector 9A, C1 and C2 type buildings at sector 2, Sumangal apartment at sector 3 and Ashtavinayak CHS at sector 15.

In Tubhe, the buildings include Onion-potato market at sector 18, a portion of masala market at sector 19 and Shri Vinayak CHS sector 5. In Sanpada, the extremely dangerous buildings which still have people residing, include, Amoli CHS at sector 30, Park View sector 7 and Kasturi Sahakari CHS at sector 4.

In Koparkhairane, it includes Gagangiri CHS at sector 9, Chandralok CHS at sector 10, Silver Nest CHS at sector15 and City Shine at Sector 2, along with Khandu Koli Chawl at Digha.

The list of all 501 buildings has been published on the official NMMC website (www.nmmc.gov.in) under the ‘Departments’ section in ‘Encroachment’ and further in ‘General Information’ section. Buildings listed under the most critical C-1 category have been marked in bold text for easier identification by residents.
