Thane Property Fraud: Naupada Police Book 7, Including Sub-Registrar And Finance Company, For ₹7.5 Crore Shop Scam Using Fake Documents
The Naupada police booked seven individuals, including the assistant sub-registrar and a finance company, for allegedly cheating a couple by producing fake documents for the registration of a shop in Thane. The accused have been identified as P Abdul Nasir, P Abdul Gafar, Manilal Chheda, Subhash Chheda, Vijay Chheda, the finance company, and the assistant sub-registrar.

Thane: The Naupada police booked seven individuals, including the assistant sub-registrar and a finance company, for allegedly cheating a couple by producing fake documents for the registration of a shop in Thane.
The accused have been identified as P Abdul Nasir, P Abdul Gafar, Manilal Chheda, Subhash Chheda, Vijay Chheda, the finance company, and the assistant sub-registrar.
A complaint was filed by Kanchan Deepak Ghansani, who is an advocate by profession. Her husband is in the restaurant business. An FIR has been filed under sections 420, 467, and 471 of the Bharatiya Nayay Sanhita and the relevant section 82 of the Notary Act at Naupada Police Station on Wednesday.
According to the FIR, the complainant stated that her husband ran a pav bhaji shop on Thane Station Road. They heard about Shop No. 1 situated near at Thane Railway Station, which belonged to Swarg Gold Touch through its directors, Manilal Chheda, who desired to sell it. Chheda's property amount is about Rs 7.50 crore. Later, the sale deed was completed.
Moreover, the property was purchased by Chheda from Abdul Nasir and Abdul Jafar, who is the landowner of the said property. The complainant and her husband did not have money, and hence they approached a finance company seeking a loan of Rs 6.60 crore, which was later sanctioned.
The sale deed was entered into between the complainant, her husband, and Swarg Gold Touch LTD, through its director Cheeda, on January 8, 2019. The sanctioned amount was transferred to Cheeda's accounts. Later, they took possession and started their business.
The complainant stated in the FIR that the xerox shop, other establishments, and hawkers have illegally encroached on the area that is the passage of the said shop's building. Following this, the complainant sent a legal notice to Abdul's brother, but they did not pay heed because they rented it to them.
According to the FIR, the complainant submitted a written complaint to the Thane Municipal Corporation. Subsequently, on September 12, a team from the TMC visited the spot and surveyed it. Following this survey, she received a report through RTI. She was shocked to see the report when she learned that shop no. 1 had not been approved by TMC, while in that place, two shops in front and one office behind were approved in the plan.
However, the accused altered the three units and made them into one unit, which was sold to Chheda and later sold to the complainant. Upon verification of the report, the complainant learned that there was a discrepancy in the said property; most of it are being used commercially while it should have been residential. According to the complainant, bogus maps and documents have been prepared and filed in the registration process.
The complainant approached the local police station and filed a written complaint against them. Following the verification, the police took cognizance and filed an FIR against them. The police said that further investigation into the matter is ongoing.
The complainant Kanchan, who spoke with FPJ, stated how the finance company had omissions in their legal process work. Hence, the company is also at fault. The sub-registrar also had not checked the documents carefully according to the provisions of the law.
