Mumbai: After a prolonged wait of 16 years, eligible residents of Patra Chawl in Siddharth Nagar, Goregaon, will soon receive their homes as the Maharashtra Housing and Area Development Authority (MHADA) has successfully completed the construction of 672 apartments in the R-09 segment of the Siddharth Nagar Redevelopment Project.
A senior MHADA official shared details of the project on Friday, stating that the R-09 plot comprises 16 wings, labelled A to P, spread over a total area of 17,463.30 square meters. "The total built-up area of the project stands at an impressive 45,200.91 square meters. Each apartment features a carpet area of 650 square feet, with an additional 117-square-foot balcony. Out of the 686 tenements constructed, 672 have been designated as rehabilitation units," the official said.
Construction of the buildings began in 2022, and MHADA will soon begin allotting flat numbers to the 629 eligible owners. However, 43 apartments remain unclaimed as no owners have come forward so far. "A decision regarding these units will be taken at a later stage," the official added.
The redevelopment project incorporates several modern amenities, including two spacious community halls spanning 558.24 square meters, a dedicated children's play area, and a landscaped garden, each covering 700 square meters. Additionally, a well-equipped fitness centre measuring 173.30 square meters and a meditation centre of 61.82 square meters have been included to enhance residents' well-being.
To ensure safety and convenience, each building wing is equipped with two elevators and a fully automated fire-fighting system. The project also includes extensive water storage facilities, featuring a domestic water tank with a five-lakh-litre capacity, an eight-lakh-litre fire-fighting tank, and additional rainwater harvesting and flushing tanks with capacities of four lakh litres and two lakh litres, respectively. A sewage treatment plant (STP) is located in the basement, and terrace tanks have been installed for fire safety, domestic use, and flushing purposes.
Designed with modern aesthetics and functionality in mind, the apartments include a false ceiling in the living room, an additional service platform in the kitchen, and a balcony with stainless steel and glass railing, enhancing the overall appeal of the residential complex.
The completion of the R-09 segment marks a significant milestone in the Siddharth Nagar Redevelopment Project, reflecting MHADA’s commitment to urban redevelopment and improving housing conditions in Mumbai. The project is expected to provide quality housing and better living standards for its residents.
