Maharashtra Rolls Out 'One District, One Registration' Policy To Ease Property Deals
The new provision allows property registrations to be conducted at any registration office within the same district, irrespective of the property's location, eliminating the earlier requirement of visiting the taluka-level office where the property is situated.

Mumbai: In a major move to streamline property transactions, the Maharashtra Inspector General of Registration and Stamps Duty (IGR) has implemented the *One District, One Registration* policy effective from May this year.
The new provision allows property registrations to be conducted at any registration office within the same district, irrespective of the property's location, eliminating the earlier requirement of visiting the taluka-level office where the property is situated.
Over 1,000 properties already registered.
A senior official from Mantralaya explained, “Previously, if a property was located in Shahpur, the registration had to be done at the Shahpur Taluka registration office. Now, that restriction has been removed, allowing greater convenience for buyers and developers alike.”
This move is a precursor to a broader vision of *One State, One Registration*, where properties anywhere in Maharashtra could be registered at any IGR office in the state.

“The ultimate goal is to make the process seamless statewide. This is also in line with the Union government’s vision of *One Nation, One Registration*,” the official added.
The policy has been well-received by real estate stakeholders. Rajesh Prajapati, founder of Prajapati Construction in Navi Mumbai, welcomed the decision. “This is a matter of convenience and flexibility. Especially in cases involving agricultural properties with multiple legal heirs, appointments can now be made at less crowded registration offices, saving time and hassle.”
However, he also suggested improvements: “While the policy is progressive, stamp duty collection should be centralised. Currently, buyers must specify where registration will occur at the time of paying the stamp duty. That requirement should be removed to allow more flexibility.”
Echoing this sentiment, Hitesh Thakkar, Vice-President of NAREDCO West and partner at Prem Group in Mulund, said, “This is a positive step forward. We now look forward to the implementation of the *One State, One Registration* policy to further ease the process.”
The new policy is expected to significantly reduce logistical challenges for buyers and developers, marking a key reform in Maharashtra’s real estate sector.
