Mumbai News: Gamdevi Police Files FIR Against Rohan Lifescapes And Goodwill Properties For Cheating In ShivTapi Redevelopment Project

The Gamdevi police have registered a case against prominent developer Rohan Lifescapes and its associate Goodwill Properties Pvt Ltd along with six of its directors for cheating and criminal breach of trust in connection with the ShivTapi redevelopment project in the Gamdevi area.

Mumbai: The Gamdevi police have registered a case against prominent developer Rohan Lifescapes and its associate Goodwill Properties Pvt Ltd along with six of its directors for cheating and criminal breach of trust in connection with the ShivTapi redevelopment project in the Gamdevi area.

The FIR was lodged based on a complaint by Nitin Goregaonkar, a resident and stakeholder in one of the original MHADA buildings. The complainant alleged that in 2005, Goodwill Properties, entrusted as an agent for the redevelopment of the land parcel under Survey No. 1651, illegally used the full FSI (5,100 sq ft plus 900 sq ft basement) meant for the tenants to construct buildings “ShivTapi A” and “ShivTapi B” without delivering the promised premises.

According to the complaint, the developer had originally agreed to construct a new building for the tenants by spending Rs 85 lakh but diverted the FSI for commercial gain, violating the lease terms of 999 years and acting without residents’ consent.

An investigative report by MHADA's Chief Vigilance and Security Officer Vinita Agarwal (May 2024) revealed that the developer misrepresented consent figures — showing combined consent above 70% by merging five separate plots — and sold flats on the open market without providing permanent or alternate housing to all original residents. MHADA’s surplus share was also not handed over.

The accused include Haresh Mehta, Mayuri Mehta and Jitendra Mehta (Former Director of Goodwill Properties Ldt.), Rohan Mehta, Anuj Mehta, Atul Bhupatrai Gandhi, Pranav Rajeev Jhaveri And Goodwill Properties Ldt.

They have been booked under Sections 318(4), 316 (2), 316(5) and 3(5) of BNS. According to Senior PI Vishwanath Kolekar of Gamdevi Police, while the case was filed two months ago, no arrests have been made yet as the accused have been granted anticipatory bail. Residents have now appealed to MHADA to return the consumed FSI and take corrective action.
