In a major push to address Mumbai’s persistent housing crisis, the Maharashtra Housing and Area Development Authority (MHADA) is preparing to launch large-scale redevelopment projects across three prime city locations—Bandra Reclamation, Worli, and Versova.
The upcoming Bandra Reclamation Project, one of the largest in scale, aims to redevelop 52 buildings across 98 acres, benefiting around 1,631 families. The project is estimated to cost Rs. 27,375 crore. In Worli, MHADA plans to revamp 58 buildings housing approximately 1,534 families over 34 acres, with a projected cost of Rs. 10,400 crore.
Meanwhile, in Versova, MHADA will develop 1,61,880 square meters of land with a newly appointed developer, after the previous one failed to commence construction. All three projects are expected to significantly boost Mumbai's housing stock.
MHADA officials confirmed that tenders for construction and design will be floated within the next one to two months. Selected developers will be responsible for the complete execution of these projects.
These developments aim to rehouse tenants currently living in dilapidated structures while generating revenue for MHADA through the sale of surplus housing stock. The additional homes will be sold via MHADA's well-known lottery system, offering affordable housing options to the general public.
The projects are particularly crucial at a time when the city’s housing prices continue to soar. Demand for MHADA homes remains overwhelming—recent lotteries have seen over 40 applicants vying for each available flat. In a 2024 draw for 2,030 homes, MHADA received 1.29 lakh online applications. In 2023, 4,082 homes attracted 1.09 lakh applicants.
As the gap between demand and availability widens, MHADA’s upcoming initiatives are expected to draw significant attention and bring much-needed relief to thousands of Mumbaikars waiting for an affordable home.
