Mumbai: Maharashtra Chief Minister Devendra Fadnavis on Thursday said it is unrealistic to expect Mumbai to be “affordable” for homebuyers, citing the city’s high land costs, regulatory constraints, and urban density. Instead, he called for developing large-scale affordable housing across the Mumbai Metropolitan Region (MMR) with robust transport connectivity to the city.
High Costs Make Mumbai Unaffordable, Says Fadnavis
Speaking at a CREDAI-MCHI event, Fadnavis said, “Mumbai will never be affordable — that’s the reality. But the MMR can be affordable if we ensure world-class connectivity and infrastructure so that people can live there and easily commute to Mumbai.”
Focus Shifts to Affordable Homes Across MMR
He highlighted ongoing metro projects, expressways, and suburban rail upgrades as critical to integrating MMR towns into the city’s economic ecosystem. He also urged developers to focus on cluster redevelopment, slum rehabilitation, and adoption of advanced construction technologies to speed up project timelines.
Reforms and Industry Participation Highlighted
Fadnavis recalled his government’s role in implementing the Real Estate (Regulation and Development) Act (RERA) in Maharashtra, framing Mumbai’s development plan with industry participation, and pushing reforms to improve the ease of doing business in the construction sector.
Education City Near Navi Mumbai Airport Announced
He also spoke about upcoming initiatives such as an “education city” near the Navi Mumbai airport, which is expected to host 12 world-class universities, generate housing demand, and spur regional economic growth.
