Mumbai is establishing itself as a major global data center hub, ranking 6th worldwide in under-construction capacity, overtaking cities like London and Dublin. This rise is driven by the boom in cloud computing and AI. A report by Cushman & Wakefield points to essential factors influencing data center development, including power access, land availability, and infrastructure.

The Asia Pacific data center market is experiencing unprecedented growth, with ten of the world’s largest markets located in this region. By the end of 2024, the Asia Pacific saw an addition of 1.6 GW of new capacity, totaling 12.2 GW of operational capacity. The development outlook remains positive, with 14.4 GW of capacity currently under construction or planned. Key drivers for this expansion include 5G rollouts, increased cloud adoption, and rising consumption of digital content and IoT applications.

Mumbai’s data center market is evolving, positioning itself alongside major global players, while Pune is also emerging as a key location in the APAC landscape. The sector attracts significant international investment, despite the presence of domestic players enhancing capacity. With increasing occupancy rates, stable rental yields, and robust growth potential, investor interest remains high.

Mumbai’s data center capacity under construction stands at 335 MW, which will enhance its operational capacity by 62% once completed. Overall, Mumbai is set to play a crucial role in the continued growth of the APAC data center sector.

Mumbai holds a significant 42% of India’s under-construction data center capacity, enhancing its status as a regional data center hub. The city’s digital infrastructure upgrades are pivotal to this growth. By 2025, three major undersea data cable projects are set to complete, boosting India’s internet capacity and speed, and improving connectivity with Africa, Europe, the Middle East, and Asia. These developments will solidify Mumbai’s role as a central connectivity hub in Southeast Asia.

Meanwhile, Pune is emerging as a leading data center powerhouse, ranked 4th among APAC’s top markets. As of Q1 2025, Pune has an operational data center capacity of 112 IT MW, with an additional 190 IT MW in the pipeline due to ongoing constructions in prominent areas like Hinjewadi and Pimpri-Chinchwad. Major industry players such as STT GDC, Nxtra by Airtel, and IronMountain are establishing operations there, lured by Pune’s favorable climate, skilled labor force, reliable power infrastructure, and its strategic proximity to Mumbai’s cable landing stations. This positions Pune for significant growth in the data center arena.
