Mumbai News: BMC Issues Demolition Of 45 Illegal Flats Built On Parking Area In Dongri
BMC issued a demolition order for Noble Tower in Dongri after finding illegal modifications, converting six parking levels into 45 apartments, violating the 2010 blueprint. Concerns were raised by a tenant in August 2024, prompting a notice for restoration under the MRTP Act.

Mumbai: The Brihanmumbai Municipal Corporation (BMC) issued a demolition order on Monday at Noble Tower, a 22-storey residential building located in Dongri, after discovering unauthorised modifications. Officials found that the builder had illegally converted six designated parking and refuge levels into 45 residential apartments, violating the approved blueprint from January 2010.
The issue was brought to light in August 2024 when a tenant voiced concerns about the misuse of the parking areas. On August 7, the BMC issued a notice under the Maharashtra Regional and Town Planning (MRTP) Act, requiring the restoration of the building to its original layout.

Nitin Shukla, the assistant commissioner of B Ward, stated that the developer did not implement any corrective actions after receiving the notice. Each of the six floors contained five unauthorised flats, housing around 45 families. An FIR was filed on December 10, 2024, which resulted in eviction notices being issued on February 28, 2025, instructing residents to vacate within a month, according to reports by Hindustan Times.
To facilitate the demolition, the BMC cut off water and electricity supplies. Although the demolition was originally set for April 15, it was delayed due to the lack of police protection, but it commenced once police assistance was obtained. Ground-floor storage spaces were also destroyed, prompting some tenants to move out voluntarily.

The BMC has scheduled further demolition phases from April 22 to April 25 to ensure compliance with building regulations. All illegal constructions will be completely removed to restore the area according to the authorized plan.
