Kanpur: New building construction regulations have been introduced to reshape UP's cities, allowing for taller structures in areas like Ghaziabad, Lucknow, and Kanpur. These changes aim to increase housing supply, potentially making homeownership more accessible. Noida will operate under its existing separate regulations.
The updated Construction and Development Bylaws 2025 supersede the 2008 rules, effective immediately. Key amendments include removing previous restrictions on building height and density, and significantly increasing the Floor Area Ratio (FAR). This means developers can construct more on their land.
For group housing projects, the FAR has been boosted, particularly for those along wider roads. FAR can now be up to 5.25 in developed areas and 8.75 in undeveloped areas for projects near 24 to 45-meter wide roads.
